Addis Homes takes a long term view on development, this means our business model does not concentrate on short term options such as ‘flipping’ sites on. ‘Flipping’ a site is where the developer aims to profit out of the approved planning consent. To do this the developer will offer a fairly lack lustre price in order to make the most of the approved planning gain. The developer will then sell on the site to another developer/builder who aims to make profit from building out the proposed scheme which is long term and risky.
There are very few developers that work hard to achieve good planning schemes and then build out the scheme, as most prefer to make money quickly and move on. We believe this is unfair to the owner as usually the owner loses out financially and often the developer cannot sell on the site due to a lack of emphasis on planning, leaving an undesirable scheme for others to purchase. The subject to planning contract then expires and the owner is left with a devalued site. This is a typical outcome we unfortunately frequently hear about.
